



This house was extended to the rear providing new living areas that flow through to the large new deck which gets drenched in sun - perfect for entertaining and enjoying the view.
While the extension was designed and built to complement the style of the existing house while the interior was decorated to provide a more modern feel.
The provision of exterior lighting and speakers means the deck area is perfect for entertaining day or night.
The interior was fully renovated and reconfigured so the bedrooms are at the front of the house and the living at the rear to take advantage of the sun.
The dining room became the new main bathroom and the bathroom became the ensuite for the new master bedroom - a room which had previously been the lounge.
The recently installed new kitchen had been designed by the client with future renovations in mind so the new flow between the main part of the house and the living areas works beautifully.

Although a lovely character property, the three bedroom house was not large enough for this family of four with only three bedrooms and one bathroom. The clients wanted to add a second living room, another bedroom and second bathroom. We designed a two storey extension to the rear of the property in keeping with the character of the existing house.
The new upper level accommodates a new master suite with walk-in wardrobe and ensuite. The opening over the stairwell lets the sun in to the bedroom during the day providing a light and airy feeling when open. A Rimu bi-folding shutter closes it off at night. The use of Rimu for the joinery and stairs in the extension compliment the Rimu throughout the rest of the house. The lower level is the new large living room perfect for the kids to play in and for indoor-outdoor flow to the new veranda when entertaining.













The new owners of this early 1900s house wanted a new family home with all the comforts of today while maintaining the original character of the property.
The interior was completely stripped, walls were removed to create an open plan kitchen and dining space, wasted cupboard space next to the existing bathroom was reclaimed and used to create a spacious new bathroom to accommodate a bath, shower, toilet and vanity.
Doorways were relocated to create better flow, all ceiling heights were made uniform to the original high stud and the house was re-wired, re-plumbed, re-roofed, insulated, re-lined, and decorated in warm neutrals.
The lovely old timber floors were sanded and varnished in the entry, hallways and living areas. A new designer kitchen and modern bathroom were installed.
This now beautiful and elegant three bedroom, one and a half bathroom character property also has gas central heating to keep the home warm all year round.

While the owners of this three bedroom, one bathroom home loved their location, the house was too small for their growing family and they decided to renovate rather than move.
To keep the flow of the living areas separate from the bedrooms, the renovation was designed with two extensions to the existing house. An unused courtyard area off the lounge/dining became the site for the new dining room which opens out to the newly landscaped back yard.








The owners of this property loved their location but wanted a new house that while still maintained the art deco styling, is modern and warm, has a master bedroom with ensuite and open plan living with indoor-outdoor flow.
The existing house was cold with small rooms and no real flow, the separate lounge, kitchen and dining were uninviting and the layout was not ideal for entertaining. The kitchen was dated and had limited storage and there was only one bathroom.
The design of the extension gave the front an elegance while retaining the art deco style. We demolished half the house and rebuilt a large extension on to one side which accommodated the new open plan living areas. The entire house was re-roofed, insulated, relined and modernized. A ducted air-conditioning system maintains a constant temperature throughout. The old kitchen and dining room were transformed into two bedrooms. The old lounge became the new master bedroom and an ensuite was added. A gas fire was installed to the lounge - the chimney adding interest to the front of the house. A new granite kitchen was installed with under floor heated tiles providing stylish functionality and practicality. Old timber windows were replaced with double-glazed aluminium joinery. The new lounge has a sophisticated and modern style as it flows out to the deck through bi-folding doors - perfect for entertaining.
The new exterior was plastered to match the existing and the whole exterior was repainted in a modern colour while the interior design was kept neutral to soften and compliment the window joinery. The entire property was landscaped.










Two bedrooms became the space for one large bedroom and the new hallway which provides access through to the rear extension accommodating a new master bedroom with ensuite and walk-in wardrobe, and another large bedroom perfect for a teenage girl.
We ensured that the design of the extensions matched that of the existing house by positioning them so as to create a natural style as well as by using the same cladding, window joinery colour and roofing material. The result is that the house looks as if it was always designed to be this big.
The section at the back was landscaped using a combination of black oxide concrete, instant lawn and raised gardens with a built in timber seating area.
The overall effect was an increase in footprint size of nearly two thirds with four bedrooms, two bathrooms and separate dining/family room with indoor-outdoor flow from the living areas and the master bedroom to the back yard, all on one level.
