1. Consultation - We conduct a complimentary consultation in your home where we learn about the property improvements you would like, get an idea of your budget and time frame and discuss how we can help.
Depending on what stage you are at in your planning, we will discuss if architectural plans are likely to be required and if your project will need a building consent.
It
might be that you have already selected an architect and are working with
them or you may even have a building consent and that is fine. We can come
in at any stage in the planning of property improvements as for some people,
once they get to this point, the rest is pretty daunting.
2. Property Improvement Plan - You can think of this phase as planning with the end in mind, we take a top down as well as a bottom up approach.
It's easy to do a bottom up which is a wish list that ends up too expensive or outside the technical or legal boundaries for your property. By using the top down as well means we look at what is a reasonable limit (due diligence) for the technical, legal and practical considerations of your property.
The Property Improvement Plan process involves on site meetings and discussions with designers, architects and engineers (as and if required) to scope out the work required to meet your renovation needs, then meetings and discussions with the Council (as and if required) to get your plans through the consent process. Then we wrap the plans and specifications with costs and timing.
You can think of the Property Improvement Plan as a fully fleshed out project plan and as we source and select all the contractors and suppliers most suitable for your project, you can feel assured that good people will be working on your home. Having the Property Improvement Plan allows you to understand exactly what you are buying, when it will be delivered and how much it will cost.
If
during your Property Improvement Plan you require a valuation for loan purposes
or just so you can see what the work will do to the value of your property,
we can arrange a Value Assessment for you. This involves engaging
an independent Registered Valuer to assess what the value of your property
is likely to be once the Property Improvements are completed.
3. Property Improvements - This is the project mangement part of our service where realtyRETURNS takes care of everything - so you can get on with life.
