Residential - Mixed Housing Suburban Zone

Subdividing and Building.

If your property can be subdivided and built on or you own land that can be subdivided and/or developed (for sale or investment), realtyRETURNS can manage the resource consents, building consents, new home construction, finishing details and landscaping of the new homes.

This zone has development options including building detached (stand alone) houses, terrace-style houses or a single house, covering up to 35% of the net site area. Houses can be one or two storeys and will have landscaped gardens.

Residential - Mixed Housing Urban Zone
Detached Dwellings, Terrace Housing and
Low-rise Apartments.

In this zone you have the privilege of being able to build to 11m high which is three levels of living and cover up to 45% of the net site area.

This zone has development options including building detached (stand alone) dwellings, terrace-style house and low-rise apartments.

Residential - Terrace Housing and Apartment Buildings Zone

High-intensity Development with Terrace Housing

and Apartment Buildings.

If you own property in this zone there are many development options open to you with the ability to build up to 16m which is five, six or seven storeys in identified Height Variation Control areas and cover up to 50% of the net site area. This zone provides for urban residential living in the form of apartments, terrace houses, detached (stand alone) houses or even a single house.
